Our strategy is simple. We use our reputation, reach, and experience to achieve the economies of scale necessary in purchasing quality commercial real estate investments. For example, one investor with $200,000 can only hope to control a multifamily duplex in a third tier market (and have all the management headaches that come from that). However when that investor is combined with our network of Investors, our experience in the market, our ability to source deals, our aggressive management style, our lender contacts and relationships and our ability to do any deal we like, that investor now becomes a powerful force in the market.  They can now own the kinds of properties that heretofore have only been attainable by the very wealthy or the institutional buyer. They can now own solid, cash-flowing, quality investments without the management headaches.

•  The company Principals
•  A network of individual passive investors
•  1031 Exchange equity investors
•  Self-directed retirement plan investors

Home Investors, LLC Acquisition Criteria:
Home Investors, LLC is aggressively seeking stable, mature properties to acquire. Brokers
are protected. We are seeking:


•  Product Type: Multi-Tenant, Retail, Office, Multi-family ans Single Tenant NNN

•  Asset Class: A to B
•  Locations: Strong markets and submarkets
•  Price Range: up to $5 million
•  Investment Yields: Minimum 8% cash on cash returns
•  Well located, stable, mature properties.

Equity opportunities come in 2 categories: 1) cash flow and appreciation; 2) turn-around deals.


Cash Flow Properties
Cash flow properties offer a measurable steady stream of income, plus equity build-up. This income is taxed as ordinary income. Most of our cash-flow properties, though not exclusively, are Multi-Family properties. The income is typically secured by lease agreements. Returns can range from 8% to 15% depending on the security of the cash flow. These can be either properties we purchase with an existing tenant or deals we pursue as the Developer. Development deals can offer the kinds of returns found in turnaround transactions: higher initial risk, higher reward. The mitigation of that risk comes when the income stream is secured by lease agreements.

 

Turnaround Properties

Turnaround properties offer a higher degree of risk with accelerated equity buildup.  At resale, this income is taxed at a higher short term capital gain rate. Most of our partners utilize a 1031 exchange to defer tax consequences.  Although we have been tremendously successful with turnaround deals we only engage in those deals with partners with whom we have done business with previously, partners with whom we have an existing personal relationship or partners we strongly feel have the necessary "risk" personality.  Turnaround deals are by their nature high yield deals over a much shorter period of time. 


Management

Home Investors, LLC recognizes that aggressive and professional property management is a key to a successful long-term real estate investment. We perform all management functions and do not farm our interests to people who do not care about the investment of our partners.  Our partners are too important to us to trust the future of their investment to a third party. We do it ourselves.


Reporting and Performance
In addition to their monthly cash flow performance, each property offers the following benefits:

•  Stability of income (Real estate has proven itself to be much less volatile than other investment vehicles)
•  Security of income (the income streams are secured by rental and lease agreements)
•  Responsiveness of income (it is the only asset where the owner’s actions can affect its value)
• Tax benefits (it is the only income producing investment vehicle that the Government pays you to own’)
•  Leverage (one can control a large scale hard asset with relatively little cash
