Our Story

 

Like all great ideas, Home Investors, LLC started with the knowledge that there was something missing in the market. In this case, Charrissa Cawley realized there was a gap in the investor market for people looking to place their money in quality real estate. The chasm was between those who already owned property, and those who wanted to own property.  She also noticed that although there were no "institutional" barriers to entry for the average accredited investor, the gap was still becoming increasingly wider. The reason: the average investor doesn't have 10 years to develop critical lender and market relationships or attend the "school of hard knocks."  They just want to own, collect rents, thrive as a result of tax benefits, and experience the appreciation that grips real estate these days.  But, only the well capitalized, the savvy, the experienced, the "networked", and the disciplined seem to survive.  After putting together many deals for herself, Charrissa realized that this gap needed to be filled. Charrissa thought that if she could partner her experience in real estate investing with the desire of the investor community to own their own investments . . . the gap would be filled.
What if directly investing in real estate was as simple and convenient as buying a savings bond from your neighborhood bank?  What if we simplified and streamlined the real estate investment process and made it uncomplicated, non-intrusive, and non-threatening?  What if buying an apartment or office building was as easy as buying 50 shares of IBM?  Would that be relevant? The creation of the company was inspired by the idea that all people, no matter their ability, should have an equal opportunity to invest their money in quality Real Estate investments.

Its from that foundation that she put together the Home Investors methodology.  Now accredited investors can own real, solid, quality, cash-flowing deals.  Investors are no longer alone.  As a part of our network, they become a powerhouse in the market.  The weakness of one is transformed into the power of many.

 

 

 

What makes us different?

 

Simplicity for the Investor.
Home Investors, LLC operates in a traditional real estate investment format.  Home Investors: 1) uses our extensive network to locate the property;  2) funds the inspection, the appraisal * all due diligence 3) creates and records a new Limited Liability Company (LLC);  6) identifies and registers each investor and 7) acts as the managing member and the property manager for the investor group.         

• No hidden costs or fees.
Everything is presented in a clear and concise manner.

• No back-loading of deal.
Virtually all other investment groups (what we refer to as “the other guys”) offer what they hail as their dollar-for-dollar’ investment program. That is, every $1 investment buys $1 in value. Makes sense on its face, right?  The organizer sells the available level of investment, utilizes the cash required to do the deal but then pockets the rest. That’s how those groups conceal added fees and backend profits from their investors.  The promoter gets a huge kick-back (funds collected minus funds required) at the close of escrow and has no real incentive to manage the property well or maintain the highest level of return for the investors.


• No dilution of return.
Whether there is one Investor involved in a specific project with us or 50 investors involved, the percentage return for the individual investor does not change.  That is, if a deal is projecting a 10% ROI, the addition of each additional Equity Partner will not change the projected nature of the return to the individual investor. Because our program creates investor leverage there is no dilution. The experience for each Investor is seamless.  

• Equity participation limited only to the cash required to do the deal.
With Home Investors what you see is what you get. We offer a unique system that allows the investor to actually leverage their investment and close escrow with real investor equity.  For example: a $4,000,000 property, requiring $1,000,000 in cash to close has an available ownership base of $1,960,000 (49% of $4,000,000).  If the investor were to fund the entire $1,000,000, they will have actually purchased $1,960,000 in value. In this hypothetical example: A $1 investment actually buys $1.96 in value . . . almost a 2-to-1 leverage opportunity! Our system allows our investors to invest only to the level that is required to do the deal, yet acquire ownership of up to 49% of the project.  Nothing is hidden. No backend fees or profits are even possible. And with no hidden backend fees, we must buy properties that we feel will provide real value and manage those properties aggressively to realize that value. What you see is what you get.

• We see the “Hidden Gems”.
Home Investors, LLC is a member of select major Private Client Groups in the western United States. This means that the deals we are pitched and evaluate on a daily basis are properties that “professional” investors, non-professional, un-proven, and amateur investors will never see.  They are deals only meant for a select client base.

• We manage our own properties.
We don’t trust a third party vendor with your money or ours.  How can an uncommitted management company work tirelessly to create value everyday?  They won’t and they don’t. We create value, manage aggressively, and guide our own properties.  We believe in controlling our own destiny.

• Direct Ownership.
This is not an offering of a security or a security interest in a company that owns a property or a group of properties.  Each and every Equity Partner has a direct ownership interest in the specific property in which he/she has invested complete with all tax benefits and ownership perks allowed by law.  You are an owner.  Not a stockholder.
